Le co\u00fbt de remplacement permet donc d&#8217;estimer le prix th\u00e9orique d&#8217;un bien \u00e0 une p\u00e9riode pr\u00e9cise. Celui d&#8217;un immeuble, int\u00e8gre \u00e0 la fois <strong>l&#8217;assiette fonci\u00e8re<\/strong>, les <strong>b\u00e2timents<\/strong> et les <strong>\u00e9quipements<\/strong> qui y sont li\u00e9s.<\/p><p>Cette m\u00e9thode est plus fr\u00e9quemment utilis\u00e9e pour des <strong>biens tr\u00e8s sp\u00e9cialis\u00e9es<\/strong> ou pour d\u00e9finir des <strong>valeurs d\u2019utilit\u00e9<\/strong> ou <strong>d\u2019exploitation<\/strong>.<\/p><p>Le co\u00fbt de remplacement peut se calculer de trois mani\u00e8res diff\u00e9rentes :<\/p><ul><li>\u00c0 l&#8217;identique<\/li><li>\u00c0 l&#8217;\u00e9quivalent<\/li><li>Une valeur v\u00e9nale de l&#8217;immeuble pris dans son
