Cette technique n\u2019est pas applicable pour les locaux totalement vides.<\/p><p>Calculer la valeur v\u00e9nale d\u2019un bien immobilier peut s\u2019av\u00e9rer tr\u00e8s utile pour \u00e9valuer l\u2019immobilier d\u2019entreprise lors d\u2019une <strong>vente<\/strong> ou d\u2019une <strong>succession<\/strong>. M\u00eame s&#8217;il n&#8217;est pas toujours simple de fixer une valeur v\u00e9nale, cette m\u00e9thode permet d\u2019obtenir une <strong>estimation globale <\/strong>\u00e0 condition de prendre en compte certaines donn\u00e9es.<\/p><p>Pour \u00e9valuer le bien par la m\u00e9thode par le revenu, il faut <span style=\"text-decoration: underline;\">comparer<\/span> le <strong>revenu g\u00e9n\u00e9r\u00e9 par le bien<\/strong> par rapport \u00e0 un <strong>taux de capitalisation<\/strong>. Ce dernier est d\u00e9fini en fonction du type d\u2019immeuble et de ses
